Summary
The photos show how the paved surfaces, driveway and entrance of the condo complex are sloped to send water to the road at the front of the complex. A short rainfall generates an incredibly LARGE volume of water. The water runs down the crease between the entrance and the road to the storm drains. This is the primary problem that needs to be resolved.
This stormwater is discharged through the pipe under the road. Flooding and erosion is due to heavy flow from the pipe under the road.
Stormwater from the south side landscaped grounds is a secondary factor. This will be better managed when vegetation takes root and berms are in place. The stormwater flowing directly off of the road is a small amount and is manageable.
The stormwater from the north side can be managed and does not contribute to erosion.
